Real Estate Development Experience

Mahmoud brings hands on real estate experience that spans projects from acquisition through rehabilitation and sale. He has been part of the development of hundreds of residential and commercial properties across Chicagoland, which informs how he advises clients on distressed property issues, title risk, and investment strategy.
Working with owners, investors, and small landlords
Real estate problems don’t happen in a vacuum. Multi-unit properties can add pressure: tenants, rent documentation, property condition issues, and communication mistakes that escalate disputes. When the property is occupied, timelines and coordination matter even more.
Common pain points Mahmoud helps untangle:
  • Tenant-related complications during a dispute or foreclosure
  • Rent records and documentation issues
  • Title or distressed-property problems that delay closings
  • Contract conflicts and unclear responsibilities

Receivership and Housing Court Experience

Mahmoud has practiced in housing court since 2013 and has appeared at times almost daily. He manages receivership matters from appointment through deed and supports owners, receivers, tenants, and property stakeholders through urgent issues that require steady follow through and courtroom readiness.

Practice focus: foreclosure, real estate, and mortgage disputes

Mahmoud focuses on cases where documents and timing decide the outcome. People usually reach out when something feels urgent and unclear: a foreclosure notice, a lender issue that does not make sense, or a closing that is starting to slip. His role is to cut through the noise, identify what actually matters, and move the situation forward with clear strategy and clean execution.
  • Foreclosure defense: reviewing the summons and complaint, mapping Cook County timelines, preparing motion strategy, handling status calls, negotiating when it helps, and advising on sheriff sale questions when the calendar is tight
  • Mortgage disputes and litigation: servicing errors, misapplied payments, escrow disputes, loss mitigation documentation problems, and communication breakdowns with lenders and servicers
  • Real estate transactions and disputes: contract review, title issues, distressed property questions, dispute prevention, and problem solving when a deal is at risk

Community Impact

Since 2017, Mahmoud has trained nearly 400 community receivers through a City of Chicago funded receivership training initiative focused on addressing distress and stabilizing neighborhoods. He is also a member of the board of directors for the Dearborn Realtist Board and supports expanded access to homeownership for Black and brown families.

What Clients Can Expect

You should never leave a legal conversation feeling more confused than when you started. Mahmoud’s approach is built around three priorities: clarity, timing, and proof. That means translating paperwork, identifying the deadlines that control your options, and building your position with clean documentation and communication.
  • Clarity: What is happening, what do the documents actually say, and what decision matters next?
  • Timing: What deadlines control your options right now (court dates, sale notices, contract timelines, response windows)?
  • Proof: Strong positions come from documents, records, and clean communication—not guesses or screenshots without context.
