Explain what changed. Show where things stand now.

A hardship explanation works best as a clear account of your situation, not an emotional sales pitch or a copied promise. Start with the actual instructions for your loan.
Hands writing notes at a desk
A mortgage assistance request may ask you to explain why payments became difficult. Faced with a blank box or a request for a letter, it is easy to write too much, leave out the dates, or copy language that does not fit your household.
The strongest explanation is specific and truthful.
Do not invent a hardship, an income source, or a recovery date.
The purpose of this guide is to help Illinois homeowners prepare an accurate explanation. It is not a universal form, a claim that every servicer requires a separate letter, or a guarantee that particular wording will secure approval. Use the current application and the instructions you actually received.

Your explanation and court papers tell different stories?

Keep both sets of records for review. Contact EV Häs, LLC Attorney at Law about the foreclosure issues rather than assuming an assistance letter answers a lawsuit.

Check whether a separate letter is actually requested

The Fannie Mae and Freddie Mac Mortgage Assistance Application, Form 710, is one example of a structured form with hardship categories, timing questions, and category-specific documentation. It is not the universal form for every mortgage. Follow the version and instructions supplied for your loan.

Separate the form from your optional notes
If the application already captures the relevant facts, ask whether an additional explanation is needed. A personal chronology can still help you prepare, but it should not replace required fields, signatures, or financial documents.
More pages do not automatically make an application more complete.
Keep a list of requested items beside your draft. Match each attachment to an actual request. If a document is unavailable, ask what alternative is acceptable instead of assuming a long explanation will substitute for it.

Use a simple factual sequence

A useful structure is: what changed, approximately when it changed, how it affected the mortgage payment, and what the situation is today. If the problem is unresolved, say so. If an improvement has occurred, distinguish the confirmed change from what you still hope will happen.
Describe the payment problem without guessing the solution.
For example, a reduction in work hours and a one-time expense are different events. State which happened and whether both contributed. Do not describe a temporary interruption as permanent solely because a sample letter uses that language.

Do not write a longer letter just to sound convincing

A date, a factual change, and an understandable financial impact are more useful than repeated descriptions of stress.

Keep financial figures consistent with the attachments

Read the explanation beside your income documents and application. Check the dates and whether figures are weekly, monthly, gross, or take-home amounts. If two numbers differ because they cover different periods, explain the difference rather than silently choosing the larger number.
Consistency means making the differences understandable, not hiding them.

Use an example as a structure, not a script to copy

A hypothetical explanation might read: “My employer reduced my regular hours in September. My current pay records reflect the lower schedule. I expect difficulty making the next mortgage payment. I am requesting a review of available assistance and can provide the documents listed in your application.”
That example intentionally does not promise a return to full hours or claim a right to a specific result. Replace it with your own facts. Do not submit it if it does not accurately describe your circumstances.
Review your explanation before sending
  • Does it identify the event without exaggeration?
  • Are the dates accurate or clearly approximate?
  • Does it explain the effect on payments?
  • Are confirmed improvements separated from expectations?
  • Do financial figures match the relevant records?
  • Have the requested fields and signatures been completed?
A writing checklist is not an eligibility checklist.
A household can have a clear explanation and still need additional documents or a different financial option. Ask the servicer to identify what remains outstanding rather than interpreting silence as acceptance.

Limit private details to what the process requires

An explanation should give relevant information without becoming a personal history. Use a verified submission channel. Do not place account numbers, medical records, or identification documents in public comments or send them to an unverified person offering help.

Form 710 specifically says detailed medical information and information from a medical provider are not required for its illness or disability hardship category. That is a rule for that form, not a reason to disregard a different legitimate request without asking questions.
Verify what is needed before disclosing sensitive records.
If you do not understand a request, ask what fact the document is intended to establish and whether an accepted alternative exists. Keep the answer with the request. Seek individual advice if a demand appears inappropriate or conflicts with instructions.

Submit the explanation as part of the right process

Preserve the exact files sent, the date, the delivery channel, and any confirmation. If you later discover a factual mistake, ask how to correct it and label the correction. Do not leave two contradictory versions unexplained in the record.
A hardship explanation does not replace a court response.
Our mortgage assistance application checklist covers the broader submission file. If legal papers have arrived, obtain advice about those papers separately and promptly.

Keep the submitted version

Save the exact explanation you sent and identify any later correction or update clearly.

Questions about mortgage hardship explanations

Clear writing supports an accurate record; it does not create eligibility.
Does every application require a hardship letter?
No universal separate-letter requirement is assumed here. Follow the current form and your servicer’s verified instructions.
No. Use a sample only to understand structure, and write facts that accurately describe your household.
State that the date is unknown. Do not turn a possibility into a promise.
Do not send unnecessary sensitive information. Check the applicable request; Form 710 has specific limits for its illness or disability category.
Do not assume it can. Ask which documents or accepted alternatives are still required.
Contact the servicer through a verified channel, explain the correction, and keep both the original submission and the clearly identified update.
No. A clear explanation is only part of a review that depends on the loan, applicable program, and financial circumstances.
